Why Maintenance Matters
Roll-up shutters are built to last — our aluminum systems carry a 5-year warranty and routinely exceed 15 years of service. But like any mechanical system, they perform best with regular maintenance.
Neglecting basic upkeep leads to premature wear on guide rails, increased motor strain, and eventually costly repairs that proper maintenance would have prevented.
Monthly Visual Inspection
Once a month, take 60 seconds to inspect your rolling door. Look for these warning signs:
- Dents, cracks, or bent slats in the curtain
- Debris or dirt buildup in the guide rails
- Fraying or looseness in manual straps or cords
- Unusual noises during operation — grinding, scraping, or clicking
- Uneven rolling — one side faster than the other
Seasonal Cleaning
Clean your shutters at least twice a year — in spring after winter salt and grime, and in fall before freeze-up. Use mild soap and water with a soft cloth or low-pressure rinse. Avoid power washers, which can force water into the barrel housing.
Clear the guide rails of leaves, ice, and debris. A dry cloth followed by a silicone-based lubricant on the rails keeps operation smooth.
Lubrication
Apply silicone spray or white lithium grease to the guide rails, barrel bearings, and any pivot points every 6 months. Avoid petroleum-based lubricants — they attract dust and gum up over time.
For motorized units, the motor itself is sealed and maintenance-free. Focus lubrication on the mechanical contact points.
When to Call a Professional
Some issues require professional tools and expertise. Call us if you notice:
- The motor runs but the curtain doesn't move
- The shutter stops partway and reverses
- Visible damage to the barrel housing or spring assembly
- The manual override won't engage
- Any electrical issues — sparking, burning smell, or tripped breakers
