What Makes Institutional Work Different

Institutional buildings are rarely empty and rarely owned by the person specifying the work. A school, arena or municipal office is occupied during the day, secured at night, and answerable to a facilities manager, a consultant and a purchasing process that all have to agree before anything is ordered. That changes the job more than the hardware does. Where the requirement is dividing an interior space rather than closing an opening — a gym from a lobby, a cafeteria from a corridor — a side-folding closure is usually the better answer, and we fit both.

The security problem is usually the unattended hours rather than the occupied ones. Ground-floor windows, service counters, servery openings and equipment stores sit exposed overnight, through weekends and across long seasonal closures. A rolling shutter closes those openings without permanently altering the room behind them or restricting how the space is used during the day.

The practical constraints are scheduling and documentation. School work happens in the summer, municipal facilities work to shoulder seasons, and occupied buildings need egress routes maintained throughout. We survey, provide written specification and submittal detail for the tender package, and schedule installation around the building's calendar rather than ours.

Yes. After the site survey we issue written specification covering profile, slat construction, motor and control detail, finish schedule and mounting method, along with size charts. If your consultant or architect needs the information in a particular format for the tender package, tell us at the survey stage and we will supply it that way.
Yes, and it usually has to be. School work is normally booked into the summer break, municipal and community facilities into shoulder seasons, and occupied offices outside operating hours. Egress routes are kept clear throughout, and we agree the working window and access arrangements before the date is confirmed.
It is a non-sacrificial coating, which is the detail that matters. A sacrificial coating comes away with the graffiti and has to be reapplied after every incident; this one stays on through repeated cleaning. It is a Talius modified aliphatic-polyurethane clear coat at 1.0 to 2.0 mils dry film thickness, tested to 2H hardness (ASTM D3363) and 100 MEK double rubs with no failure (ASTM D4752), so solvent-based cleaners can be used on it repeatedly without dulling the finish. Applied to the curtain and bottom profile on the public-facing side. Full test data is on the specifications page.
Yes. Logos, wayfinding, municipal identity and photo-quality images can be printed directly onto the curtain. Pairing artwork with the anti-graffiti coating is the usual approach on public assets: the closed shutter reads as a finished surface rather than a blank one, and because the coating is non-sacrificial, anything applied over the artwork cleans off without taking the print with it.
That is settled at the design stage rather than on site. An opening on a required egress route is specified differently to a servery hatch or a window, and where a rated separation or an exit is involved we will say so and refer you to the product that suits it. We do not supply fire-rated rollshutters, and we do not tie them into fire alarm systems. If a rated assembly is what the drawing calls for, our side-folding closures include ULC-listed fire-rated models.
Yes. Annual service contracts cover inspection, lubrication, motor testing and limit switch calibration. For facilities where an out-of-service opening means a room cannot be used, planned maintenance is generally worth more than the reactive call-out it replaces.
One to four openings typically run 3 to 6 weeks from survey to installation. Larger multi-opening projects are scoped individually and we issue a project timeline with the quote, so it can be lined up against a tender award date or a summer shutdown window.
